residential design
Residential design services are tailored to each project’s needs. Work can include planning layouts, floor plans, elevations, building sections, and window schedules sufficient for permit submission. For projects requiring greater detail, design development can extend to interior layouts, trim and finish detailing, material coordination, and coordination with contractors during construction.
Structural engineering is available as a separate service, and other professionals such as surveyors, fire protection engineers, or HVAC technicians may be engaged as needed.
Design services are billed hourly at $150 per hour, allowing for flexibility and transparency throughout the process. Most residential projects, such as additions or renovations, require 30–60 hours of design and documentation, typically starting around $4,500.



condition assessments
Condition assessments identify structural or material issues in existing buildings and provide clear recommendations for repair, retrofit, or further study. Each assessment typically includes a site visit, review of available documentation, and, when appropriate, limited non-destructive investigation or testing.
Findings are summarized in a written report outlining observed conditions, likely causes, and recommended next steps. More complex assessments may include load and calculation checks, design verification, or review of commercial and multifamily buildings.
Services are billed hourly at the engineering rate of $200/hr, with total cost depending on the scope of review and level of reporting requested. Most residential assessments fall in the range of $850 to $2,500, while more detailed or commercial evaluations typically range from $2,500 to $5,000 depending on building size and complexity.


structural engineering
Structural engineering services include framing design, detailing, and documentation for new construction, additions, and renovations. Work encompasses wood, steel, and concrete systems, as well as manufactured materials such as LVL, PSL, and trusses. Services also extend to light commercial projects, roofing and reroofing, and foundation design.
Coordination with architects, designers, and contractors ensures that each structure is efficient, buildable, and aligned with the project’s overall intent. Calculations, drawings, and specifications are prepared to meet building code requirements and support permit approval and construction.
